ArchPlan has a range of experience within the category of commercial architecture and design. Retail projects range from strip commercial to rehabilitation of tenant space, storefront redesign and the conversion of commercial property to residential. Office projects range from a new headquarters for a steel construction company and the rehabilitation of a mixed-use retail/office building in downtown Baltimore to offices as a part of mixed use developments. Additionally, we have designed a number of smaller restaurants, bars, and lounges, usually as conversions or rehabs in existing buildings.

Responsibilities: ArchPlan conducted a feasibility study for various program alternatives, prepared schematic site plans and design alternatives, design development drawings, complete construction documents and performed some construction administration.

 Gerry's Tire

Gerry'sTire.JPG (231150 bytes) Program: Design a new two story auto shop building with approximately 3,600 sq. ft.  The building features large translucent clerestory windows, providing daylight to the work areas.  The office and shop occupy the corner, while the tall ceilings of the main space allow for a mezzanine for storage.

 Greentree Community Center
  New Castle County, DE
Program: Design a new construction 2,200 sq. ft. community center for tenants of the Greentree garden terrace apartment complex in New Castle County, Delaware. The center is placed on the lot of a former community pool. The program spaces include a community room, a kitchen, rental offices, bathrooms and a computer training center. The site program includes an outdoor seating area, a chess game area, a playground and a grill place. All main spaces have to be accessible as per ADA.

Responsibilities: ArchPlan conducted a feasibility study for various program alternatives, prepared schematic site plans and design alternatives, design development drawings and complete construction documents.

The project was constructed by the developer's own construction company. ArchPlan assisted in cost estimating and value engineering.

 
 Bowley's Quarters, Mixed Use Development
  Baltimore County, MD
 

Feasibility analysis of best use for privately owned 10-acre site; development of a mixed use master plan for PUD approval; design of a new manufacturing facility and headquarters for steel company as phase one.

The steel shop and the new
headquarters building will be constructed in steel and include tenant spaces for shops and offices. New plan cleans up
an important crossroads site in this re-emerging part of Baltimore County.

 322 North Howard Street, Rehabilitation
 Baltimore, MD

Rehabilitation of a four-story commercial building on Howard Street as new retail and office space.

 Ridgeway Automotive Building
 Catonsville, MD

Project included the construction of a 2,500 sq. ft. -addition to the existing Ridgeway Automotive building at 585 Frederick Road, Catonsville, MD 21228.

The new addition includes two new garage entries with additional three automotive bays. The existing one-story structure is stucco-covered masonry with a flat roof. The Art Deco -style and character was maintained. Renovation of the existing building included a new office, a locker room & toilet and an expanded lobby & waiting area with an overlooking service counter. Circulation of the existing parking lot was reconfigured.

ArchPlan surveyed existing conditions and prepared design alternatives to join the existing structure together with the new.
