STATION AREA PLANNING

   
West Baltimore MARC/Parking Facility
Baltimore, MD
   

Project: Show how the area east of an existing MARC commuter train area can be gradually transformed from expanded surface parking to inclusion of a planned transit line and transit oriented development. The effort is a subset to the a transit oriented community revitalization strategy around the existing transit station. 

Responsibilities: ArchPlan was contracted by the Maryland Transit Administration to prepare concept plans, submit and present TOD options to stakeholders and community groups as a supplement to the West Baltimore MARC Area Plan.

Approach and Design: ArchPlan used the expanded parking and the future TOD program as a tool to normalize the street grid and repair the damage introduced to West Baltimore in by an incomplete freeway terminating in the area with abandoned abutments, retaining walls and ramps. 

 

 

   
LAND DEVELOPMENT / SUBDIVISION PLANNING

Develop a concept for a mixed used development on 640 acres of land along the Susquehanna river north of Lewisburg, PA.   The development includes housing, an industrial complex and open space.

Create a site plan for residential development which respects critical area boundaries and connects to existing streets.   The plan includes single-family detached and attached dwellings along with pocket parks and pedestrian paths.  Click here for full project description.

Phoenixville, PA
Develop an urban concept for a transit oriented mixed use development of about 1.5 million square feet of office space, housing and retail as a basis for a master plan and new development plan.

Koppers Site Brownfield Redevelopment Plan
Baltimore MD

140 new rowhouse units for homeownership on a former industrial site near downtown Baltimore. The development plan was part of a developer’s proposal requested by the City of Baltimore. The plans won the 1994 Baltimore AIA award for design excellence.
Allied Signal Harbor Point Planned Unit Development Plan

Development of a Planned Unit Development Plan (PUD) for the 27 acre peninsula of the former Allied Signal industrial site at the Inner Harbor in Baltimore. The PUD allows for up to 1.8 million acres of mixed-use development partially on top of a remediation cap constructed to contain hazardous materials in the ground.

30 condominiums in two complexes as an urban gateway to the site.

Rogers Avenue Metro Transit Oriented Development

ArchPlan developed a plan for new residential development near the existing Rogers Avenue Metro Station in Northwest Baltimore City.  Single-family attached houses and apartments would mean increased metro ridership.  Click here for full project description.

Edgewood Transit Oriented Development

ArchPlan analyzed the development opportunities near the Edgewood commuter rail stop and developed a transit oriented development plan including housing, retail and offices.

REVITALIZATION
Community Plans: Stevensville & Chester
Queen Anne's County, MD

Develop small area plans for the Queen Anne's County communities of Chester and Stevensville, located immediately east of the Chesapeake Bay Bridge.   Both areas are experiencing exponential growth due to their proximity to the Washington DC and Baltimore metropolitan areas.   Click here for full project description.

 
Poppleton Strategic Land Use Plan

ArchPlan prepared the strategic land use and action plan for the federally designated downtown Baltimore neighborhood of Poppleton. ArchPlan was the lead consultant with Hammer, Siler, George as the economic development consultant. The work program included zoning and existing conditions analysis, identification of development opportunities, action plans for housing, institutions, open spaces and commercial/retail and community input and consensus building.

Klaus Philipsen of ArchPlan served as workshop facilitator; after the charrette, ArchPlan distilled the workshop concepts into a proposed master plan and assisted in the presentation to community and business stakeholders with the objective of obtaining a consensus plan.
